The Woodbrook community offers a small-town neighborhood feel with neighbors that care


Conveniently located in north Sarasota, near Bradenton and Lakewood Ranch, Neal Communities’ Woodbrook is the perfect place to call home. This community has a distinctive “neighborhood feel” with a charming streetscape, beautifully landscaped entryway and residents who really care.

One such neighbor is Bob Caffrey and his wife Gail. The two moved to Florida three years ago from Newton, N.J. Now, they are full-time residents of Florida and couldn’t be happier. They are within a short driving distance to two of their sons and their grandchildren. Their youngest son still teaches in the Newark school system.

Bob retired from Mars North America (M&M Candies) where he was employed for 38 years. Now, he provides consulting for other chocolate companies and volunteers for Sarasota Bradenton International Airport as part of their Ambassador program.


“After looking at different housing communities in the area during visits to see our family, we were quite impressed with the location of the community, the quality of the homes and the experience of the Neal Communities team,” said Bob. “The time was right, and we began looking in detail for the kind of house we would prefer. The staff at Neal Communities couldn’t have been more helpful as we were quite nervous about making such a big step in our lives. Their expertise with making this experience fun and non-threatening was more than we could have expected.”

Woodbrook is ideal for families and residents who want the best of both worlds; a balance between a relaxing and serene community with the advantage of living near downtown and all the area has to offer.


“There are a few words that come to mind when I think of Neal Communities,” said Bob. “Those include quality of workmanship, integrity of the Neal team and good price point, which is what it’s all about!”

An active community, many of Woodbrook’s residents walk and bike. They also take pride in the upkeep of their gardens and spend many hours working to keep their properties in pristine condition. Residents love the preserves and nature watching and the pet-friendly environment, with most residents having at least one, if not several, pets.

“The beautiful and natural surroundings with all the conveniences just a short drive away – it just doesn’t get any better than this!” says Bob. “The neighborhood is more that we could have expected with wonderful folks around us. We have a gathering monthly, which we refer to as a ”pot luck.” Everyone is invited to the pool area where we have a meet-and-greet session and share a dish. It has turned out to be a great way to get to know our neighbors.”

Dubbed the “mayor of Woodbrook,” Bob has taken a serious interest in the community. The label stuck after others viewed him as the go-to guy in the neighborhood that could help in any way.

The Woodbrook community, located near beaches, downtown Sarasota, shopping, dining and recreation, also features a community gathering area for residents to enjoy a resort-style pool, spa, cabana and outdoor grill. There is also a children’s park, pet pick-up stations throughout the community and smaller pocket parks.

“Since moving here in the early stages of development, we have seen Neal Communities’ vision come to fruition. With only a small number of homes to go, we are getting prepared to take over the community from the Neal team. The quaint little community that started three years ago has developed into a community we are all proud to be part of.”

Woodbrook’s cottages are sold out, with only 28 homes left for sale. However, the family-friend neighborhood still has a great mix of floor plans for older residents or those with children. Single-family homes range in size from 1,569 - 2,535 square feet. The available floor plans include Bay Breeze, Freshwater 2, White Sand 2, Sweetwater, Blue Sky 2, Sweetwater II, Starlight and Sunrise. Home prices start around $260,000, making it affordable for families and retirees alike.

“This is our community, and my goal is help continue making Woodbrook a place that folks can be proud of as well as visitors,” says Bob. “I am very much looking forward to being an active member of our HOA when it is formed soon. I am honored to be a part of this wonderful community and look forward to continuing to help in some small way to keep our neighborhood safe and admired by all.”
